Location: The property is located in central Holmes County, Mississippi, about three miles northwest of Lexington. It is located approximately 54 air miles north of Jackson, Mississippi and 130 miles south of Memphis, Tennessee.
The legal description of the subject property is believed to be as follows:
Section 17: SE ¼ lying east of public road.
Section 20: E ½ lying north of Highway 12 less and except Rathell Road and Chinqupin Road.
Section 21: W ½ of W ½ lying north of Highway 12 less Rathell Road.
That part of E ½ of NW ¼ lying south of Chinqupin Road and north of Rathell Road.
The south 3/4 of E ½ of SW ¼.
All being in Township 15 North, Range 2 East, Holmes County, Mississippi.
Access: It has excellent access as it has over 4000 feet of highway frontage on the north side of Highway 12.
Rathell Road, which is paved, runs through the middle of the property providing 7700 feet of road frontage. Chinqupin Road (gravel) runs through the northern half of the tract and forms a portion of the western boundary. It provides roughly two miles of road frontage. In all, the property has excellent access with over 4.2 miles of public road frontage. Interior access is adequate, but not good, and is provided by unimproved field and woods roads.
Timber: Four distinct timber types are found on the property. (See Stand Map) The largest type consists of 298 acres of “Natural Timber.” This condition is found on numerous locations across the property. The timber consists of about two-thirds sawtimber and one-third pulpwood. It is a mixture of both pine and hardwood, although hardwood makes up roughly 88 percent of the timber value. An inventory was conducted of these acres in spring 2010. Based on this inventory, the 298 acres of natural timber support the following volumes per forested acre: hardwood pulpwood 29.1 tons; pine pulpwood 0.2 tons; hardwood sawtimber 4771 board feet; and pine sawtimber 908 board feet. Oak makes up about two-thirds of the hardwood sawtimber volume. The trees are relatively large with average diameters at breast height of 20 to 22 inches for the oak sawtimber and over 17 inches for the pine sawtimber. The forest is economically mature. The woods are open and scenic and are very appealing for hunting.
Approximately 232 acres are in a 2006 pine plantation. These pines are second generation genetically improved (IP family 383 SML) that were machine planted on former pasture land, followed by a weed control treatment. This plantation is in excellent condition and is growing well. An inventory of the 2006 pine plantation indicates it supports about 554 trees per acre.
About 28.6 acres consist of pines planted on former pastureland in 2000, with supplemental planting in 2001 following poor survival in 2000. This plantation is located in several patches all lying north of Chinqupin Road. Genetically improved seedlings from International Paper Company were used both plantings. This stand now has adequate stocking and is in good condition with an average of 604 pine trees per acre.
There are 15.2 acres of 1998 pine plantation established on former cutover site-prepared land. The 2010 inventory indicates the stand supports 864 trees per acre, as some natural seeding apparently occurred. This stand is now in fair condition, although some areas are overstocked with 1100 to 1400 trees per acre.

Full Description: The property consists of approximately 598.5 tax acres of timberland located in an area of Holmes County known to have excellent hunting for deer and turkey. The tract has excellent access and utilities are in place.
Improvements include several old barns, sheds, and other structures. A house is located on 392 Rathell Road, Lexington, MS 39095.
The home was reportedly built pre-1900 and has had several additions through the years. It is a two-story structure built of wood on a conventional foundation. The ground floor contains approximately 2024 square feet of heated and cooled space and the second floor contains about 588 square feet of heated and cooled area. There is a screened-in porch on the lower floor that has about 405 square feet, and there is some floored attic storage on the second floor. In all, the structure contains roughly 2612 square feet of heated and cooled area and 405 square feet of covered porch.
The house appears to be well maintained, with a good roof and fresh paint. It has a relatively new central heat and air unit, as well as old propane space heaters and two window air conditioning units inside. There are three brick chimneys. The home would make a nice weekend getaway or a permanent residence.
